The owner list is the inventory
A land broker's inventory is the owners they've been talking to for years and the developers who trust their matches. The cadence keeps both warm under your name when you're on another deal. Out-of-market brokers are paid broker to broker under a written agreement; attorneys, engineers, title, QIs, CPAs and lenders get attribution and thanks, not fees. And if a developer asks you to bring investors, that is a securities question for their counsel before anything is built.
